In one sentence, "Koger/Tri-State Management takes the time to handle the burden of the day to day operation of an association while maintaining the integrity and creativity of the association's Board of Directors". To accomplish this we utilize the latest in management methodology including automation and computerization. Our trained and dedicated staff have an average tenure of 8 years, which is long considering the approximate twenty-year actual age of the industry. Homeowner associations became the organizational structure of new home developments as far back as 1970, but the concept caught fire in the early 80's. Through the years we have recruited and trained individuals from many other careers. Thus we have a deep "bench" of talented managers whose expertise ranges from roofing to asphalt and all areas in between.

Our proactive policies protect client associations from deferred maintenance problems, with their expenses and potential liabilities. Proper budgeting and planning projections free a board of Directors to express their volunteerism in more pleasurable manners. They are volunteers, after all, and it is their sense of civic duty that lures them into service. This time of service should be enjoyable and fulfilling, so we handle all of the drudgery and provide a shield against member animosities, deserved and undeserved.
